This area is not in direct sunlight all day so it has proven pretty durable. The gloss is not super shiny but just enough to boost color in your stones. It seems to be a good value so far since it has been several months and right now it looks just like the day I applied it. For larger floor areas a roller is recommended but my area wasn't that big and I didn't have a roller handy so I painted it on while using a mask because my face was close to the product.
