Can you use for sealer and stains?

I am using mine in the garden and yard to spray organic mosquito repellent. If your stain is clean I would think it would work fine.

Does this sprayer comes with a strap?

It does not, but it's very light.

How well does this work for a two story house for siding?

Spray it on and that's it. Put it in a pressure washer and it will clean anything with tough stains. I don't have vinel siding on my house, but I spray it full strenght on my deck, it will clean mildew and moss , Hard stains will need a little brushing. I use it full strenght on my deck.
